Most UK conservatories built before 2015 share the same problem: too hot in July, too cold in January, too noisy when it rains. The result is a room that looks great in the estate agent's photos but spends most of the year unused.
Replacing the polycarbonate or glass roof with a modern insulated tiled "warm roof" system — Warmer Roof, ThermaCore or Equinox — solves all three problems in one go. What changes
- Year-round usability — the room becomes another lounge, dining space, home office or playroom. No seasonal limit.
- Heating bills drop — typical reduction in conservatory-heavy households: 25–40%. The new roof has a U-value of 0.18 W/m²K, better than most loft insulation.
- Rain noise eliminated — from "I can't hear myself think" to "is it raining?".
- The interior is plastered — vaulted ceiling, downlights, the works. It looks and feels like a proper extension, not a glorified greenhouse.
- Property value rises — surveyors no longer discount conservatory floor space if it has a tiled warm roof. EPC ratings typically improve a band.
Cost and timing
For a typical 3.5m × 3.5m conservatory, expect £8,000–£14,000 fitted including Building Regulations sign-off. Installation takes 5–7 days. The conservatory remains weatherproof throughout.
Will I lose all my natural light?
No. We almost always include 2–4 Velux rooflights as standard, which actually deliver better-quality light than a polycarbonate roof — sharper, less glare, and they can be opened in summer for ventilation.
Building Regulations — yes, you do need it
A warm-roof replacement requires Building Regulations sign-off (typically not planning permission — it's permitted development in most cases). SGS handles the application, structural assessment, and inspection on your behalf as part of the installation.
